The home

The front door opens
straight into the living room

A home of your own in a resort with a Gary Player golf course and two beaches: a separate bedroom with its own bathroom, a guest toilet, and a veranda where you will have most of your meals. Everything stays with the apartment, from the furniture to the bed linen, so you can use it the week you buy it.

The living room, open to the veranda

Someone cooks, someone lays the solid wood table for four, and the door to the veranda stays open. The kitchen has what your kitchen at home has, from the oven and the dishwasher to an espresso machine, so nobody has to go out unless they want to. Internet and cable television are already connected: you can stay a month and work from here, or simply watch a film on the sofa after a day on the course.

A real bedroom, and a bath after the round

The bedroom has a door that closes, so guests on the sofa bed do not wake you. The bed is 2.00 by 2.20 m, wider and longer than a king. Your own bathroom opens off the bedroom: a bathtub to soak in after eighteen holes, a separate shower, and a double vanity so two can get ready at once. Guests have a toilet of their own off the hallway. The bathroom and the toilet both have a window.

Most meals happen out here

The veranda faces southeast, so breakfast comes with the morning sun, and by the heat of the day the table is in the shade. Four sit at it, looking over the resort's lawns and lavender. You step out from the living room or straight from the bedroom, first thing in the morning.

Where it sits

Marina Village,
building 1.1

The apartment is in the Marina part of the resort, in the building marked on the map. The gardens it looks over are the ones between the villages; the beaches and the plaza restaurants are a walk downhill.

Kavarna and the marina at Balchik are both ten minutes by car, Varna airport about an hour.

The place

A resort
the world has already noticed

The Gary Player course above the cliffs was ranked 18th of 40,000 in Golf World's Top 100 X-Factor list. The resort around it is among the first places to stay in Bulgaria included in the MICHELIN Guide Hotels, with two beaches below and restaurants on the plaza and on the sand.

Buying in Bulgaria

Simpler
than you have heard

This home carries no share of land, so a foreign buyer purchases directly, in their own name. No Bulgarian company needed.

That is the one complication people have usually heard about, and it does not apply here. The transaction is a standard notarised purchase; I walk you through every step, and the documents go to your lawyer whenever you ask.

Purchase costs come to about €5,700, roughly 3.6% of the price: the 3% local transfer tax, plus notary and registration fees. An indicative figure; your notary confirms the exact amount.

Why it is for sale

I bought this apartment as an investment, and the complex turned out to work far better for owners who use their homes than for anyone running a rental operation. So I am selling it, along with two studios, one at a time, and you deal with me directly.
