The home

The door opens
into all of it at once

A place of your own in a resort with a Gary Player golf course and two beaches, big enough for the family or for friends: four sleep here comfortably. Two restaurants are 50 meters from the door, and reception, where the shuttle trains to the beaches and the golf buggies set off, is close by. The studio is brand new and furnished with taste, with everything you need to feel at home: an equipped kitchen with a dishwasher, a washing machine, a big bed and a sofa that opens for two more. You arrive with nothing but your bag.

Room for four

Bring the children or a couple of friends: the sofa opens into a wide bed for two, and the king bed, 1.80 by 2.00 m with a comfortable mattress, stays yours. In sixty-six square meters nobody is in anybody's way, and the deep covered veranda in front keeps the sun off all summer. Your clothes wait in the wardrobe from the last visit, and the long dresser has room to unpack once for the whole season.

Dinner for four, at home

The round table seats four, and the evenings are spent around it. The kitchen beside it has everything: an oven with a hob, a large fridge and a dishwasher, so a long dinner with friends does not end at the sink. In the morning the capsule machine makes the first coffee before anyone is dressed.

Hot water when you walk in

The water heater has Wi-Fi control: once the internet is connected, you switch it on from your phone while still on the road, and the shower is hot when you walk in. The walk-in shower runs floor to ceiling behind glass. The tall cabinet takes the towels and everything else you would rather not carry back and forth. Like the vanity, it is moisture-proof PVC in a dark wood look. A Swedish Pax Norte fan runs all the time, speeds up when you switch on the light and goes to full power when it senses humidity. You find the bathroom in June as you left it in September.

Shade at your door

A covered veranda about three meters deep runs in front of the studios. It is the shared way in to the three homes along the row, and in summer it does the job that matters: the sun never beats straight into the room, so it stays cool inside. These studios were once the alley's shopfronts, which is why they sit at ground level behind such a deep veranda and why breakfast is served next door.

Where it sits

Marina Village,
building 3.1

The studio is on the ground floor of building 3.1, on the pedestrian alley that runs between the first and the second line of Marina Village. Breakfast is served a few doors down; the plaza and the beaches are a walk downhill.

Kavarna and the marina at Balchik are both ten minutes by car, Varna airport about an hour.

The place

A resort
the world has already noticed

The Gary Player course above the cliffs was ranked 18th of 40,000 in Golf World's Top 100 X-Factor list. The resort around it is among the first places to stay in Bulgaria included in the MICHELIN Guide Hotels, with two beaches below and restaurants on the plaza and on the sand.

What ownership costs

You pay one fee a year,
and the resort works for you

€1,415 a year

VAT included. Charged on the 66.04 m² total area at the resort's 2026 rate of €17.86/m² plus VAT. It keeps everything working while you are away.

Electricity and water are metered by the resort and billed once a year; you open no utility accounts. Property tax and waste fee are assessed individually for the new owner and discussed at the viewing.

  • Security across the resort
  • Gardens and grounds
  • All swimming pools
  • All common areas, cleaned
  • The golf courses
  • The beaches

A year of it costs about what four nights here cost as a guest.

Against the resort's public €350-a-night seasonal rate for a 50 m² studio in the Hillside section. This one is larger and sits by the alley, next to the breakfast restaurant.

Golf membership, if you play: sold by the resort, currently around €1,900 a year for unlimited rounds. The resort sets the price, and it may change.

Buying in Bulgaria

Simpler
than you have heard

This home carries no share of land, so a foreign buyer purchases directly, in their own name. No Bulgarian company needed.

That is the one complication people have usually heard about, and it does not apply here. The transaction is a standard notarised purchase; I walk you through every step, and the documents go to your lawyer whenever you ask.

Purchase costs come to about €3,700, roughly 3.7% of the price: the 3% local transfer tax, plus notary and registration fees. An indicative figure; your notary confirms the exact amount.

Why it is for sale

I bought these homes as an investment, and the complex turned out to work far better for owners who use their homes than for anyone running a rental operation. So I am selling the two studios and an apartment, one at a time, and you deal with me directly.
